What do I need to do first?
Before you can list your home with a Real-estate agent you need to arrange for a Contract for Sale to be prepared, a Real-estate agent by law is not able to market your property before you provide them with a contract. We can help you with this and will manage the process for you, we will take the worry away and get your approval as required.

How long will it take to get the contract prepared?
The contract will take approximately 7 to 10 business days to put together because there are documents that must be included in the contract that the council need to provide and this take approximately 7 business days.
What happens next?
We will then send the contract to your preferred Real-estate agent so they can find a buyer for your home. If you don't have a preferred Real-estate agent we may be able to provide the names of some trusted agents.
How long will it take to sell my house?
This will depend on the market conditions and the price that you are asking, your Real-estate agent should be able to advise you on this. In our experience properties the majority of properties sell within the first 3 weeks after the contract is given to the agent.
When I get a buyer for my home is there anything else that needs to happen?
Once a buyer is found the buyer will normally give the contract to their solicitor for advice. The buyers may negotiate some of the terms of the contract such as the time for settlement or a special condition, this will normally take between 1 to 2 weeks. When you and the buyers are happy with the contract, the contract will be Exchanged (signed by each party). You now have a purchaser for your property.
What happens after exchange?
The buyer may have a cooling off period where they can withdraw from the sale if they need to, this would normally be 5 to 10 days from Exchange, after this the buyer is bound by the terms of the contract to buy your home.
How long before Settlement?
Settlement is when the buyers give you the money for the house and you give them the keys. At this time they become the legal owner of your home. This period is normally 42 days from Exchange but this is negotiable.
